PCS orders can bring a lot of moving parts at once: a reporting date, travel plans, school and family decisions, housing, and the question of whether to buy or rent. If your next assignment brings you to the Fredericksburg and Central Virginia area, having a clear plan can make the transition more manageable.

From one veteran to our military community
I am a veteran myself, and I understand that military life can bring opportunity, change and frequent moves. A PCS can mean finding a new home, coordinating a move, learning a new community and making important financial decisions on a tight timeline. My goal at Running With the Bulls Realty is to help military families feel informed, supported and confident as they plan their next move.
Whether you are using your VA home loan benefit, relocating with children, buying near your next duty station or preparing to sell before another assignment, I would be honored to help you understand the real estate process in our area.
1. Build a PCS housing timeline early
Start by confirming your report date, expected time in the area, household needs and the flexibility in your orders. Talk with your lender or financial counselor early if buying is a possibility. Allow time to compare neighborhoods, inspect properties, review contract dates and plan for closing and move-in. If the timeline is short or uncertain, renting first may be a sensible option.
Do not assume every purchase can be completed before your report date. A property's condition, appraisal, financing, title work and contract terms can affect timing. Keep a backup housing plan in case your move and closing dates do not line up.
2. Understand your VA home loan benefit
Eligible service members, veterans and certain surviving spouses may be able to use a VA-backed home loan. Depending on eligibility and lender approval, the benefit may offer no required down payment in many cases, no monthly mortgage insurance and competitive terms. Funding fees may apply, although some borrowers are exempt. The property, entitlement, lender requirements and financial qualifications still matter.
Start with the official VA home loan program overview and ask an approved lender to review your Certificate of Eligibility, entitlement, estimated payment, closing costs and funding-fee status. Do not assume a VA loan is automatically the best fit for every buyer; compare the options for your circumstances.
3. Decide whether buying or renting fits this assignment
Buying may make sense if you expect to stay long enough, can comfortably afford the full cost of ownership, and are prepared for maintenance and the possibility of selling or renting the home later. Renting can offer flexibility when orders may change, the assignment is short, or you need time to learn the area.
When comparing costs, include property taxes, insurance, HOA dues, maintenance, closing costs, future selling expenses and the possibility of a vacancy if you later rent the home. A future rental is not guaranteed to cover the mortgage or be easy to manage from another duty station.
4. Learn the Fredericksburg area before choosing a home
Central Virginia offers different communities and commute patterns. Depending on your workplace and priorities, you may want to compare Fredericksburg, Stafford County, Spotsylvania County and nearby areas. Consider the actual commute at the times you will travel, access to major roads, school and childcare needs, healthcare, shopping and the kind of home maintenance you are comfortable handling.
Explore current options through our home search and learn more about the area with our Fredericksburg relocation guide. Confirm commute estimates and local services for the specific address before making a decision.
5. If you own a home at your current duty station
Compare the likely net proceeds from selling with the cost and responsibilities of keeping the property as a rental. Review the mortgage terms, insurance requirements, property management costs, repairs, vacancy risk and your ability to handle issues from a distance. If selling, ask for a property-specific pricing review and an estimated seller net sheet. If renting, consult qualified tax and legal professionals about your obligations.
Our property valuation page can be a starting point for understanding a home's potential market value, though an online estimate is not a guaranteed sale price.
6. Prepare documents and keep communication organized
Keep your orders, lender contact information, identification, income documents, bank statements and any requested loan paperwork organized. Tell your lender and real estate team about important travel dates, report deadlines and communication limits. If a spouse or family member will coordinate part of the move, agree on who is handling which tasks and how decisions will be made.
7. Get local guidance from someone who respects your service
Military moves are personal. The right plan depends on your orders, finances, family needs and future goals. As a veteran, I value the opportunity to help fellow service members and military families understand their choices and make a confident move.
